Buyers

How buying works in Spain

Buying a home in Spain is different from back home – but with the right help it is simple and safe. Here is the whole process, step by step, and what we take care of for you.

01

Needs and budget

We start with a conversation about what you are looking for, your budget and which areas fit. We also help with financing advice if you need a Spanish mortgage.

02

NIE number

All foreign buyers need a Spanish tax number (NIE). Depending on your situation we can book the appointment for you or look into arranging it by power of attorney, without you needing to travel.

03

Viewings

We arrange viewings in person or by video and suggest homes that are not yet published. You get honest opinions on areas, condition and price.

04

Offer and reservation

When you find the right home we place your offer. On a deal a reservation agreement is signed with a reservation amount – and the property comes off the market. Before anything is signed or paid, we make sure you understand the terms of the amount and when it can be refunded.

05

Legal checks

An independent lawyer checks ownership, debts and permits. We help you find a lawyer who speaks your language and follow everything up.

06

Private purchase contract

Next is the private contract (contrato privado) where normally 10 percent of the price is paid. It sets the terms and the completion date.

07

Bank and financing

If you need a loan we help with bank choice, valuation and the mortgage offer. We also help you with the contact with a Spanish bank and the documents the bank asks for.

08

Notary and completion

On completion day the title deed (escritura) is signed at the notary and you get the keys. You sign at the notary yourself, or let your lawyer represent you with a power of attorney – we prepare everything beforehand.

Tell us what you are looking for – area, budget, property type – and we will come back with suggestions and a plan that suits you.

Add an email or phone number so we can reach you. We get back to you as soon as we can – usually within 24 hours.

Costs to budget for

Expect additional costs on top of the purchase price. Taxes and fees depend on the region, the property type and your situation – we help you work out an estimate for the home you are interested in. The most common items:

  • Transfer tax (ITP)

9% of the price on resale homes (the Valencia region's general rate, from 1 June 2026)

  • VAT + stamp duty (new build)

9% IVA + around 1.5% AJD when buying a new build

  • Notary and registration

Around 1–2% for notary, land registry and lawyer

  • Bank and valuation

Possible costs if you finance with a mortgage
